                 General Information

Street Trees Lemay Avenue Estates is a unique subdivision within the city and because of this the City of Fort Collins is requiring the lot owners to plant trees along the Tree Lawn (the area between the curb and sidewalk).  The trees to be planted are specific to each lot and have been predetermined by the City.  It is also the sole responsibility of the home owner to purchase, install and maintain the trees within this area.  Each buyer will be receiving street tree information specifying type and placement of trees along with plat map and grading plan specific to buyers lot.
 
Restrictions There are no builder restrictions in Lemay Avenue Estates. You can build at any time and you may bring your own builder

Closing On or before 30 days from signing of contract
Earnest Money Earnest Money will be in the amount of $2500 and made payable to Lemay Avenue Estates, LLC
Fencing There is a privacy fence along the edge of the  Stanton Creek Subdivision
Outbuildings Outbuildings are allowed but are subject to Architectural Review
Zoning Lemay Avenue Estates is zoned as Urban Estate Zoning
Power Temporary power will be available for builders.  They will not need to call ahead
HOA's Home Owner Association dues are $700.00 per year with 2 months collected in advance at closing for reserves.
Water/Sewer Will be provided by So. FT. Collins/Loveland Water District.  The fees are estimated to be between $25,000 and $30,000

Surroundings
Across Lemay Avenue on the West side of the street and to the North of Mountain Home Drive there is scheduled to be a housing development.  To the South of Mountain Home Drive, The City of Fort Collins has established A Natural Open Space which will not be developed upon; thereby preserving Westerly views for many lots located in Lemay Avenue Estates.
 

ABOUT LEMAY AVENUE ESTATES:

     When the Everitt Companies was in the process of developing Indian Hills and University Acres neighborhoods (almost 50 years ago), the City Manager at the time, approached Robert Everitt and his partner, Bill Tiley, about renaming the street Hospital Road.
 
     To honor their parents, they selected naming it after Robert’s father, Les Everitt, and Bill’s mother, Mae Tiley.  The result in the combination of their initials gave them Lemae.  As fate would have it, the city misspelled the street name and instead named Hospital Road what we know it as today, Lemay Avenue.
 
     Lemay Avenue is a landmark in regards of the growth of the Everitt Companies and the growth of our town, Fort Collins.  The Everitt Companies has developed the communities from Lemay Avenue’s northern most terminus at the Country Club through to University Acres, Indian Hills, Mission Hills, Parkwood, Nelson Farm, Sherwood Estates, the Mall, Oakridge, Oakridge Estates and now, finally, the southern most terminus, Lemay Avenue Estates.
 
     The Lemay Avenue Estates community is not just another neighborhood for the family operated Everitt Companies.  This community represents four generations of hard work and planning.  It represents the abundant growth of our town, the place we are proud to call home… Fort Collins.
