Street Trees
Lemay Ave Estates is a unique subdivision within the city and
because of this, the City of Fort Collins is requiring the lot
owners to plant trees along the Tree Lawn (the area between the curb
and sidewalk). The trees to be planted are specific to each lot and
have been predetermined by the City. It is also the sole
responsibility of the home owner to purchase, install and maintain
the trees within this area. Each buyer will be receiving street tree
information specifying type and placement of trees along with plat
map and grading plan specific to buyer’s lot.
Restrictions
There are no builder restrictions in Lemay Avenue Estates. You can
build at any time and you may bring your own builder.

Fencing
There is a privacy fence along the edge of the Stanton Creek
subdivision
Outbuildings
Outbuildings are allowed but are subject to architectural review
Zoning
Lemay Avenue Estates is zoned as Urban Estate Zoning
HOAs
Home Owner Association dues are $650 annually with two months
collected in advance at closing for reserves.
Water/Sewer
Will be provided by So. Ft. Collins/Loveland water district. The
fees are estimated to be between $23,000 and $28,000.
Utility
Location
Water, sewer, gas and electricity are all located at the front of
each lot. Telephone and cable are located at the rear of each lot.
Schools
School District is Thompson R-2 J. Elementary school is Coyote
Ridge, middle school is Erwin, and high school is Loveland. All
children can be bused to the schools. Fort Collins and Loveland
schools also participate in School of Choice.
Views and
Surroundings
Across Lemay Avenue on the west side of the street and to the north
of Mountain Home Drive here is scheduled to be a housing
development. To the south of Mountain Home Drive, the city of Fort
Collins has established a natural open space, which will not be
developed upon; thereby preserving Westerly views for many lots
located in Lemay Avenue Estates.
